Land price per sqm per future housing unit

In Moledet projects you do not buy an apartment "on paper" — you buy square metres of Tabu-registered land, converted into a housing unit when the zoning plan is approved. The price is transparent and uniform: a base price per sqm in each project, and a price per sqm for each future unit type.

Frequently asked questions about the pricing method

What is "land price per sqm per housing unit"?

It is the price paid for each square metre of land representing a right to a future housing unit. Instead of a price for an apartment that has not yet been planned, the price is per sqm — transparent, comparable across projects, and adjustable later.

What is the minimum purchase?

The minimum is 80 sqm (a right to a standard apartment). For a premium apartment the minimum is 100 sqm, for a luxury unit 130 sqm, and for a single-family home 150 sqm. There is no maximum — the sqm are converted into a number of units according to their actual size.

How is the "estimated cost of a built home" calculated?

For the area you selected, the calculator adds to the land price an estimated construction cost per sqm by unit type (standard specification, direct and indirect costs, incl. VAT) plus a development cost (incl. VAT). This is an orientation estimate only; the actual construction cost is set with the contractor and is not part of the purchase from the company.

How is the estimated return calculated?

The calculator compares your estimated cost of a built home (land + construction + development, incl. VAT) with the market value of an identical unit in the project, projected to your chosen horizon using average annual home-price growth (default: CBS home-price index) and inflation (default: Bank of Israel target). The result is an estimate only, excludes financing, taxes and transaction costs, and is not a forecast or a guarantee of return.

What happens when the zoning plan is approved?

The sqm you purchased are converted into a housing unit according to its actual size. The right can be converted to a larger or smaller unit — by paying the difference or receiving a credit, as set out in the agreement.

Is the calculator price final?

No. The calculator shows a marketing estimate based on the current base price of each project. The final price, number of units and any conversion are set in the purchase agreement and according to the approved zoning plan.
